The downsides 

1/Sharing is caring, or so you’d hope. If you’re planning to let a room or space then be prepared for wear and tear, ideally you’ll find the perfect person that looks after your home the way you do, incase you don’t, be prepared by putting a little money aside to help keep on top of wear and tear items like bed linen, bathroom, wall coverings etc. 

2/ Trust plays a big part in this, if you’re worried, don’t leave anything to chance or temptation. Look for lodgers that come recommended or have references. 

3/ Sometimes you want your house to yourself. Many commuter professionals will only want Monday- Friday lets, be mindful that if you’re offering 7 day lets then you wont get your home to yourself often. 

An ideal solution in all of this is to convert part of your house into a granny flat. Maybe you’ve got a separate annex or accommodation that can be utilised. If you only want short term let then try sites like Air B&B, this would generally appeal for tourists/exhibition goers so possibly only required at weekends. 

A final note, if you have a shared ownership property you are not able to sublet. Check any permissions needed with your local council before you embark on your letting journey
