What comes to mind when you think of the words ‘Estate agents’? …no need to shudder we feel your pain.
We know there’s some strange practice out there but if you’re serious about selling your property then instructing an agent is your most critical first point of call.
Right move, wrong move?
“My agent is on Rightmove so that’s half the work right?” Wrong. Choose an agent that works for you, Rightmove is a fantastic portal but it’s only the tip of the iceberg. Find an agent that will be tenacious about chasing buyers and keep your property active. Find out what their turn around time is when people enquire about properties through online portals. Mystery shopping is a great tip, request some details on their properties online and if your perspective agent doesn’t come back to you within a reasonable time frame then move on to the next one. The national average response time is a shocking 46 hours. At ginger we aim for a response time to be within 30 minutes.
Is your agent active on social media? It’s a valuable tool that can connect houses to people in a way online search portals can’t.
Ask your agent what percentage of the original asking price they achieve, national average is around -5%. We achieve around -1%
Tear up that contract!
You shouldn’t be penned into a long contract, it can make your agent lazy and could mean you miss out on a prime selling opportunity which can of course have a knock on effect when it comes to buying. Your agent should be well rehearsed in viewings, there is such a small window of space to demonstrate the best qualities of your property. The key words agents use are vital to get all the essential information across and show your home in the best light. Ensure accompanied viewings are apart of your package
Open hours - Does your agent open late?
When do you find yourself property shopping? Generally we have website spikes early evening when people get home from work and put their feet up! The chances of getting a response from an estate agent is pretty slim. Our opening times are 8am-10pm everyday which means we can service the needs of potential buyers when they are in the right frame of mind without the stressors of day to day life and work.
